I took help from youtube videos to create annotation text. In model space, text properties showing correct value of paper space height, that is 7. But in both layouts text height showing 6.3 and not the 7.

Is it because of text or font style?

Please help. CAD file attached.

That is probably correct as text has non visible margins, look at the "g".

You are correct. that is because of text/Font style. See the attached dwg. Highlighted in red rectangle. I used two different styles.
