A favor. Can you get this to close?

Softplan is not a civil package.  But I do have to do site plans.  We have 5 lots in this subdivision that are pretty tight so I need to be fairly precise on the site plans.  So I got this plat from the developer and I cannot get it to close.  The street coming in on the north is almost 6' narrower than the dimension it says. 

My question is can one of you civil guys throw just the outline of the whole subdivision together once.  Just to see if you can make it close?  No individual lots.  If this thing is as wonky as I think it is... I'm going to have bigger fish to fry on some of these lots.

Thanks in advance for anything you can do.

Does the lower left corner close for you?

I did find a screw up that softplan (couldn't be me   :-D ) did.  That was the big one.

Hi. Me again. The overall map worked out great after Mark's help. Now we are looking at buying some other lots and I am having trouble with two lot lines in particular.  If anyone has time could you see if these work out for you?

  To clarify a bit.  Using those numbers, I cannot get any kind of radius to fit even close on that street.  Now if one was to shift those 2 lots about 6 1/2' to the south............ a radius of about 86' works pretty well.

  Errm.  I probably should white that out eh? 

The other part of it is that if indeed those lines are positioned wrong then we would have another 6 1/2' on the corner lot that we could use quite nicely.

One other avenue to try.....Contact the County Surveyor or Village/City Engineer's office. That map is recent enough they may/should still have the file for it which should have the lot closure calcs. I know around here they keep that data for quite some time.

That is the only sheet I have at this point.  I will have to check with the county or try to contact the original surveyor.

The complete copy of that plat should be on file in the plat records in the county Court House. Here the Chancery Clerk maintains the records. A little courthouse research is called for. I'm still trying to figure out how he got away with some of that stuff on the plat. Down here, the State Board of Registration would be calling him in.  Anyway, a complete curve data table SHOULD be on Page 2. I hope.

This is one of the first things that came to mind here, as well. I've seen maps like that here, but they were recorded in the late 1800's.....

What in blazes are you guys building in there . . . lots around here HAVE to be almost double those to fit a house anyone would buy onto it.  Bare minimum 80-85 frontage 25 setbacks (usually 30-35).  Most have a 3 car garage that would barely fit on these by themselves.  That curve would be minimum 150 c/l radius making 180 radius for your lot line with the 60 r-o-w.

  They are duplex/condo lots. 25'/20' front/10' side/25 rear setbacks.  We don't own all of them Thank goodness.  A couple of the ones we don't own...... I don't know how they could put anything but a trailer on. 

  After Mark helped me find some coord. that SP had flipped I got it pretty close for almost all but those two lines and the radius.  Goofy stuff.

Sooooo... I did get the second page with the radius chart from the county.  Something is seriously fubar with Lot's 7 and 6. 

The N and S lot lines of Lot 6 need to move south almost exactly 6 ft.  *sigh*

No call returned by original Surveyor yet.  :|
