Where does the easement go?
« on: August 30, 2006, 11:38:07 AM »
Thought this might be fun for a few folks here.

Legal:
All that part of Lots 8 and 9 in Block 12 of Estates Subdivision, according to map or plat thereof recorded in Plat Book A99, page 999, of the Public Records of Hillsborough County, Florida, lying North of a line parallel to and 5 feet measured perpendicularly, Southerly from the South boundary line of the eight foot utility easement shown upon said map or plat running East and West between said Lots 8 and 9 and Lot 7 of said Block.

The text in (very hard to read with Helios) blue describes a new easement accross the lots.  Mark wants someone to figure out where that new easement should be drawn.

I assumed north to the top.  Here is some incentive - Dent will likely stop by over lunch . . . if there is no answer by then and he gets it right we will never hear the end of it.

Holy crap that's confusing.  I thought south 5 feet from the easement ( from 8' to 13' from lot line).

Offset the southern line of the 8' easement by 5' and you got your new easement.

This part just says where the existing easement is.
Legal:
shown upon said map or plat running East and West between said Lots 8 and 9 and Lot 7 of said Block.

This says where to put it and how big.
Legal:
5 feet measured perpendicularly, Southerly from the South boundary line of the eight foot utility easement shown[/color]

If they had put it the way you quoted it would have been much easier to read and understand but

Quote
lying North of a line parallel to and........

they didn't.

Great news Greg, I think you are qualified to work with Dent.  You want I should PM him and let him know there is a promising young guy that understands legal descriptions and easements hanging out in TheSwamp?

Good answer, the verbage was a bit more confusing than necessary but you cut through it like a pro!

PS
Maverick was right also, but he had inside information.

Oh, I imagine we could. now realize that we are 100+ miles away from the coast. The hurrivcanes usually don't hit here. Last year was an exception. in so many ways. PLUS, the hunting and fishing. Bass Pro shop is less than a mile away.

About 15 miles away.

Not that it matters.  I don't fish or hunt.

Cool! I'd like to see that :-) As long as the cow doesn't get hurt...

That's about the same for Orlando and they told us the same thing when Charley hit us. An amazing event, will never happen again for so many years. Then came Frances, "well this is just unprecedented for 2 hurricanes to hit Orlando". Then came Jeanne.
About the only thing you can say about a hurricane is that They are always unpredictable!

I could not possibly relate to someone that does not fish or hunt. I think that once the state found out about that they would revoke his visa.

Now don't get me wrong...

For fishing, I don't enjoy eating fish enough to warrent going out and trying to catch it.  If I do fish, it's with a bobber and a can of beer, snoozing under my hat.

As for hunting, I'd really like to get into it, but the cost for the guns and ammo is not something I'm willing to spend right now.  That and I really don't want to keep guns in the house.  Even locked up.  Granted I could keep them at the in-laws (they hunt), but it comes back to the cost.

I do think I make a pretty good shot though.  That's all speculation really.

I never thought of beer for bait  :-o - that thought is leading into some very interesting tangents

Man, you give the in-laws your guns, you best worry about being a good target instead of a good shot! :lmao:
